Home Inspection
One of the largest investment you’ll ever make is buying a home. While the house may appear in good condition, how can you be sure there aren’t unseen conditions that could make your purchase very costly. I can provide you with piece of mind that you made the right decision with a complete home inspection. I will thoroughly inspect all main components of the property and provide you with a computer generated report, detailing defects on the property with recommendations and pictures. Clients are encouraged to come to the inspection for as long or as little as they would like. A written report will be generated same day! My goal is to exceed your expectations, and minimize the risk of buying a new home!
What Really Matters
Buying a home? The process can be stressful. A home inspection is supposed to give you peace of mind, but often has the opposite effect. You will be asked to absorb a lot of information in a short time. This often includes a written report, a checklist, photographs, and what the inspector himself says during the inspection. All this, combined with the seller’s disclosure and what you notice yourself, makes the experience even more overwhelming. What should you do? Relax. Most of your inspection will be maintenance recommendations, and minor imperfections. These are useful to know about. However, the issues that really matter will fall into four categories:
- Major defects. An example of this would be a structural failure;
- Things that lead to major defects, such as a small roof-flashing leak, for example;
- Things that may hinder your ability to finance, legally occupy, or insure the home; and
- Safety hazards, such as an exposed, live buss bar at the electrical panel.
Anything in these categories should be addressed. Often, a serious problem can be corrected inexpensively to protect both life and property. Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Do not kill your deal over things that do not matter. It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller’s disclosure, or nit-picky items. (Have questions about a home inspection? I always provides a thorough examination including the following areas: structural issues (framing and foundation), insulation, ventilation (including attics and crawl spaces), bedrooms, closets, laundry room, water heater, bathrooms, kitchen and appliances, sinks and drainage, roof, fireplaces, garages, chimneys, air conditioning, heating, electrical system, plumbing, siding, windows, floors, walls, joists, driveways, sidewalks, porches, decks, patios, landscaping, drainage on the grounds, gutters, downspouts, and more! I also check for safety hazards such as improper wiring, faulty decking, fall hazards, and other safety issues.
What you will Receive
You will receive a report that can be 50 to 70 pages of in depth data and perhaps 120 or more pictures regarding the home being inspected. This is a lot of information to go thru. My reports a well organized, I separate the structural/safety related items from the rest of the report in a summary and red letters.
